Construction Equipment Guide

Design work has been completed by Clayco Construction Company for a 351,000-sq.-ft. distribution and training center for Hyundai Motor America in the Prime Aurora Business Park in Aurora, IL. Clayco Chicago is providing turnkey design-build delivery for the new facility and began construction in April. Prime Group Realty Trust (PGRT) is the developer for the Prime 351 Building.

The Hyundai facility will include 30,000 sq. ft. of office/training space with a service center for hands-on training. The remaining 320,000 sq. ft. will be used to distribute Hyundai auto parts. The facility will feature a state-of-the-art ESFR sprinkler system, 35-ft. (11 m) clear ceiling heights and 30 dock positions. Constructed of pre-cast concrete over structural steel, the one-story facility is being built on an accelerated schedule and is slated for completion in November 2002.

“Clayco is the preferred builder for PGRT’s Prime Aurora Business Park,” said Steve Baron, Prime Group Realty Trust. “This 186-acre park can accommodate both office and industrial properties with sites divisible to 10 acres.”

According to David Howorka, Prime Group Realty Trust, “In addition to the new Hyundai facility, plans are also under way for several additional buildings in the business park.”

Located along Interstate 88 off Orchard Road, Prime Aurora Business Park is fully improved with city utilities and fiber optic sites. In 2000, Clayco completed a 257,600-sq.-ft. distribution facility for Prime Group Realty Trust. Amurol Confections Co., a division of W. M. Wrigley Co., is the anchor tenant in that building.

Established in 1985, Hyundai Motor America is a division of Hyundai Motor Co. Today, Hyundai cars are driven in more than 190 countries.

Headquartered in Chicago, PGRT is a fully-integrated, self-administered and self-managed real estate investment trust (REIT) that owns, manages, leases, develops and redevelops office and industrial real estate, primarily in the Chicago area.

Clayco’s team on the Hyundai project includes Jeff Cannedy, project executive; Scott Murnick, project manager; Michelle Schwarm, construction administration; Gary Marrin, operations manager; and Kathy Nosek, project assistant.

Forum Studio Inc., Clayco’s engineering and architectural collaborative, is the architect and interior designer for the project. Joining Clayco and Forum are Woolpert LLP of Downer’s Grove, IL, civil engineer; Alper Audi of St. Louis, structural engineer; and Shambaugh & Son LP of Fort Wayne, IN.
