Work Begins on LSU's New $200M Dormitory, Designed to House 1,200 Students

LSU broke ground on a $200M dormitory project to house 1,200 students, part of the university's housing expansion plan. The new buildings will cater to students in engineering and business, emphasizing residential life for student success. Public-private partnership model and on-campus parking solutions are key highlights.

Louisiana State University (LSU) in Baton Rouge took a step toward its long-term housing expansion on Dec. 10, 2025, with the official groundbreaking ceremony of a massive new South Quad residential project.

University leaders, members of the LSU board of supervisors, LSU ResLife employees and multiple private project partners celebrated outside of the school's Business Education Complex.

The construction site is the fourth phase of the university's housing development strategy. The $200 million dual structures will add 1,266 new on-campus beds for first-year students, reported the Revelle, LSU's only student-run newspaper.

The two new buildings, expected to open in time for the 2027 fall semester, will be used as residential colleges for students in the College of Engineering and the E.J. Ourso College of Business.

"This isn't just about breaking ground," said Jeremy Doss, senior vice president of RISE: A Real Estate Company, headquartered in Jacksonville, Fla. "It's about opening the door to new opportunities for our students."

At the construction kickoff event, LSU leadership emphasized how residential life plays a central role in shaping student success, from academic performance to personal growth and community building.

"Everything we do on the flagship campus — every project we take on — is ultimately about our students who will one day call this place home," said LSU President Wade Rousse. "This work is truly transformational — not just for LSU, but for the state of Louisiana."

Public-Private Partnership Fuels University's Construction

The South Quad project is being delivered through LSU's public-private partnership model, which has earlier been used to complete the Baton Rouge school's most recent projects, including the construction of Nicholson Gateway Apartments as well as Spruce, Cedar, Evangeline, Azalea and Camellia halls.

Its development was shepherded by RISE, while its construction is being led by Lemoine, a Lafayette, La.-based firm. The design partners for the project are Brailsford & Dunlavey and CSRS.

During the ceremony, RISE representatives gave kudos to LSU officials for pushing the project from board approval to groundbreaking in less than a year, allowing the project to stay on track to open in the late summer of 2027.

"Over the next 40 years, more than 46,000 freshmen will call this community their first home," Doss said. "This isn't just housing — it's the front door to the LSU experience."

The residential college format is designed to integrate academic identity into student living, pairing residence life directly with academic programs in engineering and business.

Large New Dorm Should Alleviate Moving Students Off Campus

Before the ceremonial shovels broke the dirt, LSU leaders thanked members of the university's board of supervisors, campus leadership and its project partners for making the dormitory construction a reality.

"This project is going to have a lasting impact on this campus for generations of Tigers to come," said Jim Dalton, LSU's executive vice president and chancellor.

The school's board of supervisors approved the South Quad construction project in late June.

It is set to be built in the former commuter parking lot on South Quad Drive known as Touchdown Village East Lot.

Enrollment growth at the university has not slowed, despite widespread student frustration with the lack of parking and housing.

Last fall's first-year enrollment of approximately 8,000 students set another LSU record for the eighth consecutive year.

"Frankly, it's a good problem to have, because other institutions around the country and some around the state are faltering," former LSU President Matt Lee told the Reveille earlier this year. "There are some challenges that come with that. I'd be disingenuous if I didn't say that."

In the past, first-year student growth has caused a housing and parking crunch that has forced the university to place some students in off-campus hotels and apartment complexes. The planned dormitory will alleviate that to some extent.

The new building will displace 697 parking spaces, while converting another 515 to on-campus residential parking. As a result, about 350 new commuter spots will be added in the Old Front Nine lot down the road.

Another part of the project is the construction of a new Park & Geaux Mobility Hub that expands upon LSU's Park & Geaux project, which allows students to park in the lots near Tiger Park and shuttle to the main campus.

The Mobility Hub will be an air-conditioned building with restrooms and Wi-Fi, designed to give students a place to wait for buses to take them to campus.
